****Position Summary****

Retail RE&D Manager is responsible for developing the full real estate strategy for Nespresso Retail in the USA, driving the retail growth plan.

**A Day in the Life:**

Develop strategy for 2-5 year Retail Road Map identifying key locations and appropriate concepts for each market based on data and customer insights

Support future retail expansion in key regions by utilizing best real estate opportunities, new and existing landlord / broker relationships

Implement new innovative lease structures with emphasis on financial feasibility and long-term business and operational impact

Utilize market insights and trends to develop robust business plans to support growth objectives

Utilize data, tools, and market insights to assess opportunities and develop expansion plans that are both optimal and sustainable for retail and the omni-channels

Negotiate and manage real estate deals through LL and Broker relationships to land the most sustainable and optimal deals

Create boutique approval package with Pro-Forma Business Case and forecasting of P&L

Formulate reports to monitor areas of work progress, costs and scheduling

Ensure that Nespresso meets its retail site growth and development goals throughout geographic areas

Lead and execute all facets of location development pipeline

Ensure end to end execution of projects in accordance with Nespresso development standards, opening and remodeling of high end stores in timely manner and within budget

Manage local and global vendor relationships with general contractors, architects, suppliers, and logistics vendors in collaboration with local and global procurement teams.

Create and execute clear objectives, deliverables and timelines for new openings, refurbishments and facility / maintenance projects.

Align milestones to ensure successful completion of the project within scope and budget

Liaise with retail development team at HQ and keep them appraised on project progress and address outstanding issues

Identify and report any issues or potential issues with urgency, and devise contingency plans to correct and keep project on track

Manage team to drive efficiency and create SOP's from acquisition to handoff process

Build business case to justify localization of any HQ mandates that don't meet the US market needs

Utilize expanded portfolio of local vendors to drive efficiencies on cost of maintenance and project based materials (millwork / fixtures / equipment )

**Winning Skill Sets:**

* Bachelors Degree preferred Experience*

5+ years experience creating successful RD strategy preferred

5+ years experience leading a team required

5+ years financial planning, analysis and reporting preferred

5+ years experience in retail site or brick ad mortar selection required

5+ years experience in construction required

3 years experience with project management preferred

Ability to build strategy, roadmaps and blueprints with standardized processes

Highly self motivated individual with the ability to work independently and lead a team from afar

Travel up to 30-50% of time
