LifeWear is clothing that is constantly being innovated, bringing more warmth, better design, and better comfort to people's lives.Position Overview:Uniqlo is looking for a Manager of US Real Estate who will report to the Director of Real Estate, coordinate the activities of external brokers as well as traveling to specific markets, and help to implement the Company's new store opening strategies by identifying and securing new sites.Job Responsibilities:Assist in the development and prioritization of real estate strategies and development timelines for specific US marketsIdentify and prioritize sites suitable for new stores, traveling extensively to conduct due-diligence on all proposed sites and interface with landlords, brokers, and local leadersMaintain positive relationships with landlords to drive store openings as well as to secure store closings, as neededConstantly obtain support from internal cross-functional team that includes Store Operations, Finance, Legal, and Design/Construction, as well as Global Headquarters Real EstateHelp with and in some cases lead negotiating letters of intent and finalizing lease documents while securing optimal deal termsWorking with the Director to prepare approval documents for US leadership and Global Committee reviewsTravel extensively to conduct due-diligence on all proposed sites and interface with landlords, brokers, and local leadersBuild and expand knowledge base for trade area and site assessment, gather data and conduct analyses related to site selection and financial projections/performance, and become the expert in market conditions for all US marketsAssist in the development of all store types, from popup to flagship sizeOther related duties to be assigned by direct supervisorQualifications:Bachelor's required, preferably in Real Estate or FinanceMinimum 3 years of retail real estate experience, across the United StatesClear and articulate verbal and written communication skillsAbility to build site-selection proformas and substantiated financial projectionsAbility to build trust and relationships in a multi-national working environmentResults-oriented teamingAvailability for extensive travelEffective negotiation skills and basic knowledge of retail lease negotiating leversAbility to balance multiple, often competing prioritiesFacility with Excel and PowerpointMulti-lingual background a plusExcellent listening, written and oral communication skillsRegular, dependable attendance and punctualitySalary: $91,000 - $115,000 annually**The offered salary or salary range is based on several factors, including, but not limited to, overall experience, relevant experience, education level, certifications, applicable skills and expertise, and location of the position.As an Equal Opportunity Employer, UNIQLO USA does not discriminate against applicants or employees because of race, color, creed, religion, sex, national origin, veteran status, disability, age, citizenship, marital or domestic/civil partnership status, sexual orientation, gender identity or expression or because of any other status or condition protected by applicable federal, state, or local law.The Company is committed to equal pay initiatives and will not ask candidates for their current or past salary.As an Equal Opportunity Employer, Fast Retailing does not discriminate against applicants or employees because of race, color, creed, religion, sex, national origin, veteran status, disability, age, citizenship, marital or domestic/civil partnership status, sexual orientation, gender identity or expression or because of any other status or condition protected by applicable federal, state or local law.
