About the Opportunity

This is an opportunity for a Property Manager to oversee all Property Management for an elite collection of 175 luxury units at The Mercedes House, located in Midtown West.

The Property Manager will be the point person between leasing, property management, and ownership, to ensure seamless operations with the goal of delivering a top-notch experience to both incoming and current residents.

Our client is a national commercial and residential owner/developer/management company with over is a family owned and operated real estate investment and development firm headquartered in New York, since 1979. This portion of their portfolio comprises an elite collection of 175 luxury units in Midtown West at the Mercedes House, located at 550 West 54 Street.

Role & Responsibilities

  • Supervise the operation and administration in accordance with the property policies and procedures
  • Acts as or oversees the primary liaison with the tenants addressing concerns and other request as needed
  • Provide and/or oversee recommendations to upper management regarding major capital expenditures as required to maintain the desired community appearance and operation
  • Analyze market trends and tenant preferences to inform pricing strategies during lease negotiations
  • Collaborate with Leasing Team (3rd party brokerage) and ownership to develop pricing strategies for new apartments and lease renewals
  • Conduct market research and analysis to set competitive rental rates that maximize property income
  • Work closely with accounting to develop and manage the property's budget, ensuring alignment with financial goals and objectives
  • Monitor corporate and client delinquency rates and collections process for account portfolio
  • Identify potential legal risks and liabilities associated with property operations and take proactive measures to mitigate risks
  • Ensure the management team are aware of legal actions involving the property
  • Attend trials as needed
  • Maintain unit and contract files relating to the operations of the facility
  • Responsible for maintenance of the database, including updating resident information
  • Responsible for routine and special project vendor management, including procurement as well as performance evaluation as contracted
  • Responsible for oversight of staff as the contract provides
  • Coordinate and/or oversee inspection of building facilities and/or common areas and arrange appropriate follow-up actions as required
  • Support a strong risk culture for the company by conducting day-to-day business in compliance with laws and regulations, internal policies and guidelines and proactively identifying, communicating, and addressing issues warranting attention
  • Oversee the Accounting process in accordance with home office processes and procedures
  • Other duties as assigned

Qualifications

  • Bachelor's Degree in related field
  • Strong financial knowledge, with expertise in reading, understanding, and creating spreadsheets, flow charts, and graphs
  • Experience in contract negotiation and facility management
  • Exceptional communication skills, both written and verbal
  • Proficiency in Microsoft Office products
  • Knowledge of communities/property/real estate and homeowners associations (preferred)
  • Self-motivated, proactive, detail-oriented, and a team player
  • Time management and time-critical prioritization skills

Compensation

$80,000 Base Salary (negotiable for the right candidate!)
