Construction of this 1,300 unit property with retail is nearing completion; and will be professionally managed by Extell Management Services, Inc. (EMS). EMS is a sophisticated and intuitive management team that reinforces the commitment to maintain the quality of each Extell development that it oversees. The management portfolio includes New York's most recognized high-end condominium, rental, and commercial addresses for Extell Development Company. Founded and headed by Gary Barnett, Extell Development Company is a nationally acclaimed real estate developer of luxury residential, office, retail and hospitality properties, operating primarily in Manhattan and other premier locations across the nation. Experiencing outstanding growth since its founding in 1989, the company's growing portfolio exceeds twenty-five million square feet. Summary of Responsibilities: The Property Manager upholds Extell Management Services' brand, reputation, image, and standards by effectively managing and maintaining property resources, property services, and vendor relationships; achieving residential operations objectives through the successful coordination with Resident Managers and other employees of Extell-managed residential and mixed-use properties; and establishing strong professional relationships with the Board of Directors Ownership Representatives. This position further assists the Vice President of Property Management with overseeing property management logistics and operations; and successfully delivering 5-star services to all residents and guests. The Property Manager is responsible for the development and documentation of property-specific policies and procedures for all stages of the resident life-cycle at the property to include move-ins/outs, guest policies maintenance requests, and lock-outs; and requires a thorough understanding of each property's Budget/Asset Management Plan, relevant governing documents, leases, property rules and regulations, and similar in order to create an effective building operations management plan aligned with stated objectives. In addition, the Property Manager provides input into the development of annual budget(s) for the properties comprising the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budgets, and working with other departments to address and resolve gaps in the financial performance of the portfolio. This position will also manage the process and oversight of invoices, rents, collections, delinquency, and occupancies as it pertains to the portfolio's performance. The Property Manager is responsible for providing guidance and direction to Resident Managers relating to the effective day-to-day operations of the property; adherence to property rules and regulations; safety and security of the property's residents, guests, and employees; and the satisfactory fulfillment of resident and guest needs on a timely basis. This position further ensures the fulfillment of employee training requirements, conducts building walk-throughs, and participates in any building construction or project meetings. The Property Manager is further responsible for completing various human resources, financial, and administrative duties; and performing other duties as assigned. Summary of Requirements: Ideal candidates for the Property Manager position hold a bachelor's degree from an accredited university or college; a minimum of three (3) years of property management or development experience within a luxury hotel, residential condominium, or residential co-operative environment; and a Certified Manager of Community Associations (CMCA) designation or similar. The ideal candidate is a proven leader who develops their teams as a high priority, meets strict deadlines, enthusiastically connects with residents and is highly experienced with working closely with Ownership groups. This position requires financial and business acumen; and an effective ability to self-direct within a fast-paced environment. This position further requires effective leadership, client service, professional presentation, communication (verbal and written), active listening, judgement, problem-solving, decision-making, organizational and time-management skills. This position requires a strong attentiveness to detail; an effective ability to perform under pressure to include the ability to prioritize and multi-task when presented with competing demands; and an effective ability to quickly assess and promptly respond to various situations, escalate issues when necessary, and exercise the utmost discretion and confidentiality on various matters. Ideal candidates successfully work both independently and within a team. This position requires the ability to work a flexible schedule, inclusive of weekends and holidays as needed. Prior experience in MS Office (Excel, Word, Outlook) and applicable industry programs is required. A strong knowledge of New York City neighborhoods, venues and other attractions is desirable.
