POSITION: MAINTENANCE SUPERVISOR

Position Description

LiveWell Group is looking for a Maintenance Supervisor to direct a team of maintenance technicians in the management of LiveWell Group s residential and commercial properties. The Maintenance Supervisor is responsible for planning and scheduling of the Maintenance Technicians and trades within the Facilities Maintenance Department in coordination with various stakeholders and assigns work to Maintenance Technicians and other assigned trades. The Supervisor also assists in developing, implementing, and monitoring preventive maintenance programs for mechanical systems, supervises the performance of emergency and routine maintenance on LiveWell Group s facilities and systems, and enforces federal regulations governing environmental protection, hazardous waste disposal and the use of chemical substances and materials.

Position Responsibilities

Assists the Chief Operating Officer to determine prioritization of special projects across all properties.

Assures completion of assigned projects by monitoring work order progress, inspecting work performance and providing corrections of any deficiencies as necessary, redirecting work efforts to meet critical and/or necessary work requirements, and recommending the use of additional departmental personnel or contract personnel (as appropriate) to meet assigned completion targets.

Assists with the development of a competent and efficient work force by training departmental personnel in the proper use of equipment, hand and power tools, shop safety, and industry best practices.

Oversees/performs skilled maintenance work in the installation, operation, maintenance, modification, service and repair of all aspects of the interior and exterior of buildings, by inspecting and testing elements of those systems to locate and diagnose faults and malfunctions, troubleshooting and/or performing required repairs, and providing an estimate of repair (and/or replacement) costs when beyond internal capability to perform.

Assist in the purchase of new/replacement mechanical maintenance equipment or systems by reviewing and preparing equipment specifications, and advising on equipment capability and compatibility, installation requirements and costs, and potential operations and maintenance expenses.

Assures that personnel have the equipment and supplies necessary to perform mechanical services by monitoring the use of supplies and materials, estimating future material usage, requisitioning those supplies and equipment, distributing supplies/materials and equipment as required, and advising the Chief Operating Officer regarding potential shortages, recommended replacement items, or related equipment needs.

Assists the Chief Operating Officer with ensuring that contract mechanical maintenance services meet specified results and/or work orders thus minimizing future operational problems by observing the work performed and advising the Chief Operating Officer when contracted services fail to meet specifications or other issues arise.

Reduces the likelihood for liability regarding LiveWell Group s compliance with federal regulations by complying with and enforcing policies, laws, and regulations governing environmental protection, hazardous waste disposal and the use of chemical substances and materials.

Enforces LiveWell Group s rules and policies regarding employee conduct by advising personnel of the rules and policies on employee conduct, issuing verbal warnings and written reprimands for violations, and recommending progressive disciplinary action to the Chief Operating Officer as necessary.

Assists where necessary in emergency on-call situations that occur after hours.

Fosters a work environment that encourages knowledge of, respect for, and development of skills to engage with those of all cultures and backgrounds.

Contributes to the overall success of LiveWell Group by performing other essential duties and responsibilities as assigned.

Required Skills and Experience

A high school diploma or the equivalent.

Effective written and verbal communication skills.

At least ten years of progressively responsible experience is required in the repair and maintenance of HVAC, electrical, plumbing, carpentry, painting, and flooring. At least five years of experience managing employees in a multi-family property management setting.

Must be highly skilled in heating, ventilation and air conditioning (HVAC), appliance repair, electrical, plumbing, carpentry, painting, and pest management. Skills in the proper use of test equipment, hand and power tools, diagnosing and trouble-shooting equipment malfunctions and systems failures are required. Must be able to read and interpret blueprints, schematics, and wiring diagrams.

Supervisory skills and administrative ability are required.

Computer literacy is required, including familiarity with MS Office applications, email, and AppFolio (will train) for work order administration.

Must be able to lift and transport materials and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis; prolonged standing and frequent bending, stooping, and reaching on a daily basis; and working in confined spaces. Requires a full range of physical motion in order to operate manual and electrically powered tools and electrical test equipment, to move throughout the properties, including climbing stairs in all buildings, and to work at heights. Work is performed indoors and out-of-doors, occasionally in environments that are dusty, noisy, or which could have work hazards. Candidates for this position should possess: (i) clarity of speech and hearing which permits the effective communication to employees and residents; (ii) vision which permits the employee to handle various tasks and perform the job duties; (iii) manual dexterity which permits the employee to operate a variety of tools and electronics to perform job duties; and (iv) personal mobility which permits the employee to monitor, supervise, and perform assigned tasks.

This position is designated as an essential employee who must report to work as scheduled even when Livewell Group s offices are closed due to severe weather.

A valid New York driver s license is required.

The scope of the position requires exposure to and use of chemicals, solvents, and cleaners common to most maintenance trades that may be hazardous and/or cause injury if specific instructions regarding their mixture, use, and disposal/storage are not properly followed.

This position requires responding to emergency on-calls 24/7 as well as snow removal.

Recommended Skills & Experience:

Associate or Bachelors Degree.

Certified Maintenance and Reliability Professional (CMRP) is a plus.

Certificate in HVAC, building maintenance technology or relevant field is a plus.

OSHA Certification is a plus.
