Job Description Associate, Real Estate Credit Based in New York, Brookfield is seeking an Associate to support the origination, underwriting, execution, and management of real estate investments, with a primary focus on credit opportunities. Investment targets will primarily be focused on private credit opportunities spanning various real estate asset classes, and across the capital structure ranging from senior and mezzanine debt to preferred equity instruments. The role will also provide exposure to other products and asset classes, including corporate and structured credit. This is a dynamic role with a flexible mandate. The ideal candidate will be a team player that demonstrates exceptional communication skills, strong work ethic, an entrepreneurial attitude and a strong desire to learn and grow. The candidate will be expected to work on multiple deals simultaneously and is expected to know how to manage a workload. There will frequently be transactions in asset classes that are new to the team, so there will be an element of learning and discovery that requires strong analytical skills. An ideal background will be 3+ years of investment banking, advisory, or buy side investing experience at a sponsor, corporate, or developer. Key Responsibilities
  • Analyze and screen new investment opportunities
  • Perform complex financial analysis for transactions through detailed financial modeling and assist with the structuring, execution, and due diligence of investments including comprehensive credit analysis and valuations
  • Conduct detailed and thorough market research, driving and supporting investment rationale
  • Assess legal risks and assist in the drafting and review of legal documentation, including term sheets, credit agreements, and other transaction documentation
  • Assist in the preparation of investment committee memoranda.
  • Coordinate execution with internal and external stakeholders (legal, accounting, compliance, ratings, operations, etc.)
  • Assist in the portfolio management of closed investments, including provision of transaction documentation to necessary stakeholders, quarterly valuation work, and in the asset-level performance monitoring of investments post-closing.
  • Work closely with senior team members, senior management, and Brookfield affiliates and investors
  • Gain exposure to other real estate investment strategies through other Brookfield sponsored investment platforms
  • Contributing to a dynamic, team-oriented working culture
Candidate Profile
  • Demonstrated track record of excellence in academic, professional, and personal contexts
  • Bachelor's degree in corporate finance, real estate, accounting, or a related field
  • Master in Finance or Accounting, CPA, MBA and/or working towards CFA is a plus
  • 3+ years of relevant work experience in real estate credit, real estate investing, leveraged finance, investment banking, and/or corporate finance
  • Strong excel skills and complex modeling ability, ARGUS a plus
  • Excellent written and verbal communication skills with an ability to effectively communicate internally (i.e., management and different groups across the Brookfield organization) and externally (i.e., banks, sponsors, insurance clients, third party experts, etc.)
  • Exceptional attention to detail and ability to learn quickly
  • Ability to multi-task and work in fast paced-environment
  • Strong interpersonal skills and team-oriented approach
  • Self-motivated individual focused on building a business for long-term growth
Salary Range: $150,000 - $200,000 Our compensation structure is comprised of a base salary and a short-term incentive program (cash bonus). Cash compensation tends to vary based on geography to account for local market conditions and is set to be market competitive. Compensation decisions are based on a number of factors including relative experience, overall years of experience, industry experience, education and designations.
