Associate Director of Property Management | Affordable NYC Portfolio

Position Summary:

An established Long Island real estate management firm is seeking an experienced Associate Director to oversee a new construction, affordable portfolio consisting of over 2,500 residential units located throughout NYC.

The Director will be based out of the New Hyde Park headquarters with occasional travel to the properties. Position will report directly to the Managing Members and will be responsible for directly supervising a staff of 3 Property Managers and indirectly overseeing a team of on-site superintendents and other staff. The Director will also interface with the other Department Directors, such as Accounting, Accounts Payable, Accounts Receivable, Leasing, and Legal, as the functions of those departments intersect with the Property Management Department.

Qualifications and Skills:

  • 8 or more years of experience in affordable property management of New York City apartment buildings.
  • 3+ years of experience as a Property Manager overseeing a portfolio of buildings in excess of 1000 units.
  • 4 year degree in a relevant discipline preferred but not a must.
  • Experience navigating New York City and State Regulatory Agencies, such as DHPD, DOB, DOHMH, DHCR, and DEP.

Responsibilities and Duties:

  • Partner with senior leadership to design and implement long-term strategies that maximize the overall performance of the portfolio.
  • Establish SOPs for day-to-day building operations as well as any ongoing or planned capital projects across the portfolio.
  • Oversee and advise property managers to ensure that the buildings are run in a code compliant manner, including all signage, permits, registration, violations, etc.
  • Implement appropriate protocols and procedures by working with all property managers until procedures and protocols are fully implemented.
  • Meet with staff of the Property Management Department on a regular basis to assess progress.
  • Gather company-wide information from all property managers as needed, compile reports and distribute them to appropriate stakeholders.
  • Supervise special projects with an emphasis on bringing the management group up to date with new technology.
  • Assess departmental staffing needs, hire, and effectively manage property management staff.
  • Ensure appropriate training of property managers to deliver best in class property management services to all tenants with emphasis on vendor and contract management, tenant relations, client meetings, capital projects, lease administration, proper accounting practices and reporting.
  • Oversee larger capital projects and report to Managing Members.
  • Maintain current and strong understanding of local laws to ensure compliance with building codes, certifications, and regulations.
  • Maintain portfolio emergency response plans and ensure policies are in place for each property.
  • Perform quarterly review of all properties repair and maintenance expenses.
  • Review and advise on annual budgets for each property and portfolio with Controller.
  • Develop and update annual and five-year capital plans for each property and portfolio.
  • Participate with organizations and attend conferences to enhance leadership skills and company presence.
  • Maintain effective communication with in-house teams in leasing, construction, and accounting and effectively solve problems.

Compensation: $120,000 $130,000 plus bonus and comprehensive health benefits.
