Job Description:

At designated properties, the Account Manager is the primary contact with the customer and responsible for maintaining QBS s client relationship. The Account Manager must ensure that service is delivered in a manner that meets QBS s standards, the expectations of our clients as well as the terms of our contracts.

General Duties/Requirements

The Account Manager is assigned to buildings to work with building tenants and property managers on the following QBS services: cleaning, window cleaning, metal & marble and/or security.

The primary function of the Account Manager is to service existing clients. It is essential that the Account Manager ensure that the client is receiving the required level of services, maintain/grow the client relationship and identify/implement opportunities to improve client satisfaction.

Duties include but not limited to:

1) Follow-up with customers, customer satisfaction, customer retention and clear, timely and accurate communications are the most important and overriding guiding principles of the Account Manager.

2) Visiting buildings and walking the floors daily. Meeting a QBS building supervisor and walking through tenants and the buildings is expected.

3) Identify opportunities for additional services for the base building.

4) Understanding and having access to the base building contract

5) Manage tenant complaints and problems in the most time efficient manner.

6) Communicate all observations regarding supervisor performance

7) Report and update move-in and move-out activity immediately upon learning of the activity and, at a minimum, a week before the move-in or move-out is to take place.

8) Communicate with the property manager and QBS office regarding construction clean up and each tenant move-in.

9) Knowledge of the applicable SEIU Local 32BJ labor contract is preferred.

Training

Account Manager will, from time-to-time, be directed to attend mandatory training and continuing education.

Cross Training

The Account Manager will accompany other sales team members in different buildings in order to build familiarity with multiple properties and enhance the ability of the Account Manager to assist in those buildings when necessary (e.g., covering for another Account Manager s vacation, absence, etc.).

Business Opportunities

The Account Manager will have the opportunity to network in the industry and develop relationships outside of QBS and QPS accounts, providing opportunities to develop sales.
